The real estate price index is considered one of the most important indices that measure the performance of the real estate market. The objectives of the real estate price index and the importance of its uses can be summarized as follows: - Real estate price indices are accurate statistical indicators that are reliable for measuring the performance of the real estate market. - The real estate price index is also widely used as an indicator to measure inflation trends and economic recession and as an alternative to the general index of inflation in the economy as a whole due to the recent nature of its production. - Fulfilling national and international requirements and the needs of researchers and scholars in the field of real estate research. - It is used in national accounts as an indicator that is relied upon in estimations and extracting the impact of price changes in the real estate sector on the gross domestic product of this sector."

Statistical concepts and definitions

Property Price Index:
The average proportional changes in the prices of properties between two time periods.
Base Period:
The time period that is compared to the current period. The base period is determined according to the available data, taking into account the necessity of it being a year characterised by economic stability, and free from abnormal price fluctuations.
Base Period Prices:
The prices of goods and services to which the current prices are compared.
Relative importance (weights):
It represents the relative importance, and is used in mathematical operations to calculate the index.
Hedonic Regression Method:
Is a statistical technique used to estimate the value of goods that heterogeneous goods can be described by their attributes
or characteristics.

Statistical population

Detailed data on real estate sale prices is based on the Tabu database of the Land Department, which is considered a primary source of data. It includes details of real estate sale prices according to the approved classification by value in UAE Dirhams and area in square meters.

​Property Price Index Methodology​

The project has been implemented in accordance with the GSBPM methodology. All dimensions of statistical quality have been taken into account in accordance with the Charter of Statistical Data Quality of the Emirate of Dubai and adopted by the Center, especially those related to accuracy, objectivity and comparability. The classifications and methodologies used make the results of this project comparable at all national levels. It is based on the same standard classifications, methodologies and standard concepts.
